42% of marriages in England & Wales end in Divorce. It is never a positive subject to talk about, but Divorce is something that can be hard to avoid when we refer to the statistics.

You may be wondering how a Mortgage Adviser fits into this.  Now, as part of the proceedings, the judge will request a “Mortgage Capacity Report” which is to evidence your ability to get a mortgage and will be used by the Judge as part of their decision making.

Due to the seriousness and requirement of this, Cambridgeshire Money have set up Divorce Money (Cambs) to provide specialist advice for people in this situation. This provides our clients with confidence that they have the documentation that is required to receive a fair outcome.

If you need one of these reports, get in touch with our friendly team and we can advise the best way forward.

Shared Ownership

The Shared Ownership scheme has grown in popularity over the years and it is clear to see why.

The shared ownership scheme provides an alternative and more affordable way to get onto the housing ladder.

We work with some lenders that do not even require a deposit for this method of owning a home.

Contact us and we can talk you through the scheme, the benefits and the disadvantages and see if it is a viable option for you to get on the housing ladder.

Help to Buy

The Help to Buy scheme is another scheme designed to make the goal of home ownership possible for more people across the UK. A government scheme that works by;

you will provide a 5% deposit and the government, through an
appointment Help to Buy Agent, providing you with a loan for 20% of the property value. The Help To Buy scheme does not require payments in the first five years.

There is much more to this scheme and it can be a little confusing to those that do not deal with mortgages on a day to day basis. Contact our friendly team and we can talk you through it all and advise if it is applicable or the best course of action in your situation.
